Autumn can be a very useful window for sellers. The summer holiday period is over, routines have returned and buyers who want to move are often more focused on making decisions. There is also still time for a sale to be agreed before Christmas, even if the legal process continues into the New Year.

Across areas such as Peckham, Bermondsey, Rotherhithe, Canada Water, Surrey Quays, Deptford and New Cross, demand is rarely determined by the calendar alone. A well-presented home, positioned at the right price and marketed properly can still attract strong attention in the final months of the year.

Autumn buyers can also be more purposeful. Somebody arranging viewings in October or November is often doing so because they have a genuine reason to move, rather than simply browsing without a clear timescale.

The advantages of selling before Christmas

For the right property and seller, going to market before Christmas can offer several advantages.

The market normally becomes quieter as Christmas gets very close, particularly once schools break up and people begin travelling or spending time with family. However, quieter does not mean closed.

Property portals remain available, buyers continue to receive alerts and people considering a move often use the Christmas period to look at homes and think about their plans for the coming year.

That is one reason January can feel busy very quickly. Some of that interest has been building while people have had more time to think, so a seller who is already prepared can be in a strong position to respond.

Not necessarily. It is tempting to think that waiting for a busier month automatically means achieving a higher price, but property does not work that neatly.

One of the most useful things you can do in autumn is have an up-to-date valuation and discuss what is currently happening with comparable homes nearby. That gives you a clearer view of likely pricing, buyer demand and the competition your home would face.

So, should you sell before Christmas or wait?

If your property is ready, your plans are clear and there are active buyers looking for homes like yours, there can be little benefit in waiting simply for the calendar to change.

Importantly, selling before Christmas does not necessarily mean you need to have moved before Christmas. You can market your property, find a buyer and potentially agree a sale before the festive period, while the conveyancing process and your eventual move take place in the New Year.

On the other hand, if a rushed autumn launch would mean poor presentation, unclear pricing or unnecessary pressure, using the rest of the year to prepare for January can be the better decision.

The important point is that timing should be specific to your home and your circumstances.
