Old Kent Road News

Old Kent Road in Southeast London is an area that is rapidly on the rise. In recent years, it has seen a surge in new development projects, turning it into a hot spot for many property investors and young professionals.

Known as an industrial area for many years and now home to many world recognised artist studios and diverse businesses, this up-and-coming area was recently featured in an article by The Telegraph, which interviewed us at Alex & Matteo Estate Agents about the area’s desirability due to the relatively short commute into Central London via bus route or the new Bakerloo Line extension proposal.

 

New Developments

Couple of year ago we blog about the most recent developments in the area (click here to access the article), but there are few new sites to keep your eye on:

London Square – is under construction with 406 new homes at old Cross and Blackwell factory in Rich Industrial Estate. A little over 100 of the homes are designated as affordable housing. The section will also include space for creatives like the Tannery Arts and Southwark Studios and an art gallery named The Drawing Room.

Southernwood Retail Park – This development plan comprises over 700 residential units with an additional 2,000 sqm of commercial and retail space standing 48 storeys high and including a 195 unit hotel and cinema.

Malt Street – This development is still in the planning stage with a vision of over 1,000 homes with about 40% designated for affordable housing with a quarter designed for social rent. This development will come online in phases with a plan for affordable retail space and a role in Surrey Canal Linear Park.

Ruby Triangle – is another section of development that has not yet started located between Sandgate Street, Verney Road and Old Kent Road. Here you will find a mix of apartments, a park, commercial, retail, and business space including a tech hub incubator.

Cantium Retail Park Redevelopment – Cantium will showcase almost 400 homes for social rent or shared ownership with another 750 homes. To stay aligned with the live and work vibe of the area, there will be another 5,000 sqm of office space spanning several buildings from three to forty-eight storeys.

Other mixed residential and commercial/retail Bermondsey developments in the works and approved are in Verney Road, Ilderton Road, Livesey Place, and Devonshire Square.
