Tenant Finding Fee

Sole Agency – 8.4% including Vat (7% + Vat)

Multiple Agency – 15% including Vat (12% + Vat)

Please note unlike many other agents Alex & Matteo charge the “Tenant Finding Fee” commission only once calculated on the first 12 months’ rent. Should the tenants stay beyond 12 months (beside the length of the tenancy), we will not charge you such commission anymore. We don’t feel it is fair. Instead, we charge £300 continuation fee only should the tenants stay beyond the first 12 months. It will also cover the cost for a new tenancy agreement where needed.

 

Rent Collection Service

Let only service plus:

£36 including Vat (£30 + Vat) per month

 

Full Management Service (it includes Rent Collection Service)

Tenant Finding Fee service plus:

£90 including Vat (£75 + Vat) per month up to 2 occupants

£114 including Vat (£95 + Vat) per month for 3 or more occupants

£144 including Vat (£120 + Vat) per month for HMO

 

Additional Charges:

Preparation of first tenancy agreement – Complimentary

Deposit Registration – Complimentary

Withdrawal from an Agreed Offer:  £400 incl. VAT

Sales Commission if Tenant purchases the Property: 1% incl. VAT

Tenancy Continuation Fee (charged after first 12 month’s tenancy, every 12 months): £300 incl. VAT

Arrangment of Preparation of the Schedule of Conditions by an inventory clerk (it includes check-in):

Studio/1 bed – £182.00 incl. VAT (£151.67 + VAT)

2 bed – £195.00 incl. VAT (£162.5 + VAT)

3 bed – £236.00 incl. VAT (£196.67 + VAT)

4 bed – £264.00 incl. VAT (£220 + VAT)

5 bed – £295.00 incl. VAT (£245.84 + VAT)

 

Arrangment of Check-out done by inventory clerk:

Studio/1 bed – £144.00 incl. VAT (£120 + VAT)

2 bed – £156.00 incl. VAT (£130 + VAT)

3 bed – £168.00 incl. VAT (£140 + VAT)

4 bed – £180.00 incl. VAT (£150 + VAT)

5 bed – £192.00 incl. VAT (£160 + VAT)

 

Arrangment of Gas Certificate £132 incl. VAT (£110 + VAT)

Arrangment of Gas Certificate + Boiler Service £156 incl. VAT (£130 + VAT)

Arrangment of EPC (Energy Performance Certificate) £98 incl. VAT (£81.67 + VAT)

Arrangment of EICR (Electric Certificate) Price varies depending from the number of fuses

Submitting non-resident landlord returns to HMRC £120 incl. VAT per quarter (£100 + VAT)

Tenancy Agreement (one tenancy agreement every 12 months already included as part of “tenancy continuation fee”) £250 incl. VAT (£208.33 + VAT)

Personalised Tenancy Agreement / Amendments to standard Tenancy Agreement: £100 per hour (£83.33 + VAT)

Key Cutting (each visit to locksmith, excluding cost of keys) £20 incl. VAT (£16.67 + VAT)

Court Attendance (per half day) £300 incl. VAT (£250 + VAT)

Letters and Envelops collection (each visit to the property / post office, excluding postage costs) £50 incl. VAT (£41.67 + VAT)
